The completed development delivers a modern healthcare environment within an existing structure, including multiple operating theatres, inpatient accommodation, and comprehensive clinical support spaces.

THE CHALLENGE

The primary challenge was adapting an existing office building to meet the stringent requirements of a regulated hospital environment. This included compliance with healthcare technical standards covering fire safety, infection control, accessibility, and clinical performance, alongside managing the risks associated with structural constraints and change of use.

In addition, the project required delivery within a very short construction timeframe while achieving full regulatory approval and commissioning.

Our Approach

The project was procured using a Design and Build approach with early contractor involvement, enabling close collaboration between the client, design team, and construction specialists from the outset. The Clinic Builders supported the client in identifying the site, advising on its suitability, and negotiating the lease, remaining closely involved throughout a programme spanning almost two years.

Early surveys, detailed risk management, and proactive stakeholder engagement were central to addressing compliance requirements and mitigating unforeseen site conditions. Strong project governance, clear reporting structures, and robust programme control ensured effective management of cost, quality, and delivery.

Sustainability considerations were integrated through the reuse of the existing structure, reducing embodied carbon while upgrading building services to meet modern efficiency and performance standards.

The Outcome

The completed hospital includes three state-of-the-art operating theatres with specialist ventilation and medical gas systems, minor operations facilities, recovery and overnight inpatient bedrooms, consultation areas, and a full range of clinical and auxiliary support spaces, including sterile services, staff facilities, catering, and plant areas.

Construction was completed in under eight months, achieving full regulatory approval and successful commissioning. The facility has significantly enhanced local healthcare capacity and stands as a strong example of effective project management in delivering complex change-of-use healthcare developments.
